Description

Buildings account for nearly 40 percent of global energy consumption and 38 percent of all energy-related CO2 emissions. That is more than every car, truck, ship, and aircraft on Earth combined. Yet when the world turns its attention to climate action, it turns to electric vehicles, solar farms, and government policy. Buildings sit quietly in the background, and the professionals who run them remain almost entirely absent from the sustainability conversation.

That oversight ends here.

The ESG Blueprint for Facilities Management is a practitioner's guide for FM professionals, operations directors, and community managers who are ready to take the position that the sustainability agenda has always needed them to fill. Written by a facilities management professional with more than two decades of operational experience across master communities, mixed-use developments, and large-scale infrastructure in the UAE, this book closes the gap between what ESG frameworks require and what actually happens at the meter, the valve, and the switch.

This is not a policy document dressed as a practitioner's guide. Every chapter opens in an operations room, not a boardroom. Every framework is built for the professional responsible for the building, the community, and the people inside them.

WHAT YOU WILL FIND INSIDE

The Environmental Engine. Energy literacy and building energy signatures. Water management in one of the most water-scarce nations on earth. Waste reduction and the 5 Rs applied to FM operations. The practical path to carbon neutral operations, including Scope 1, 2, and 3 emissions frameworks, UAE-specific utility benchmarks, and the Etihad ESCO performance contracting model.

The Social Infrastructure. Indoor environment quality and its documented impact on occupant productivity, health, and attendance. FM workforce development, fair labour practices, and staff management through an ESG lens in the UAE context. Community management at master development scale, where FM decisions carry civic weight and affect thousands of residents simultaneously.

The Governance Engine. Building a data architecture that makes ESG reporting credible rather than aspirational. Procurement, contractor management, and supply chain compliance that goes beyond paper audits to the accommodation report and the payroll record. The difference between ESG communication and ESG disclosure, and how to produce reporting that survives genuine scrutiny.

The National Context. The UAE Net Zero 2050 Strategic Initiative and what it means at building level. The Dubai Clean Energy Strategy 2050, Abu Dhabi Estidama, RERA, OSHAD, and federal regulatory obligations explained for the FM professional. What national vision requires from the person running the operations room today.

Putting It Together. Five case studies drawn from real FM situations covering energy performance turnaround, community engagement, supply chain integrity, workforce development, and sustainability reporting. A practical technology and AI roadmap, from smart metering to digital twins. A closing chapter on professional legacy and what the built environment becomes when enough FM professionals decide to take it seriously.

The book includes a full FM ESG Audit Checklist, a UAE Regulatory Reference covering federal, Dubai, and Abu Dhabi frameworks, a Glossary of key terms, and a curated resource list.

If you manage a building, a portfolio, or a community, you are already the most consequential sustainability actor in your organisation. Most ESG frameworks have not yet fully recognised that. This book gives you the language, the frameworks, and the professional grounding to ensure that you are.

About the Author

Fahad Mohamed, CIWFM, is a Facilities Management executive with more than twenty years of progressive leadership across the UAE built environment. His career spans both sides of the FM relationship, as a client-side FM Director setting standards and protecting asset value, and as an FM service provider building and running the operational teams that deliver them.
He began as a project engineer in ELV and smart building systems, a technical foundation that has shaped his approach to built environment complexity ever since. From there he moved into integrated FM delivery, progressing through account management to Director of Facilities Management roles overseeing large-scale residential, commercial, and mixed-use portfolios. At enterprise FM service provider level, he held Director of Operations responsibility for multi-million dollar nationwide FM contracts, directing workforces of thousands of professionals across government, aviation, real estate, and hospitality sectors. His operational experience includes structuring and managing ESCO and energy performance contracts, giving him direct exposure to the commercial and technical realities of large-scale energy service delivery.
His academic grounding is in Electrical and Electronics Engineering (B.E. Hons., BITS Pilani, India) and Facilities Management (MSc, Heriot-Watt University, UK). He holds the CIWFM designation from the Institute of Workplace and Facilities Management (UK), the CMCA from CAI (USA), and professional credentials in ESG sustainability reporting and sustainable facilities management. He is a Certified Energy Manager (training completed), a certified ISO Lead Auditor (9001) and Internal Auditor (14001 and 45001), with applied knowledge across ISO 41001 (Facility Management), ISO 55001 (Asset Management), and ISO 50001 (Energy Management Systems).
A MEFMA Certified Trainer since 2019, he is an active contributor to UAE FM professional development. He has served as speaker and panel moderator at COP28, SBEF Abu Dhabi, and industry forums on ESG, AI in FM, and predictive maintenance, and contributes to UAE FM and community management publications.
